Per norma general, la resposta \u00e9s s\u00ed. \u00c9s a dir, tant els propietaris dels baixos com els dels locals comercials s\u00ed que estan obligats a pagar la quota corresponent proporcional de l&#8217; ascensor. Si s&#8217;aprova la seva instal\u00b7laci\u00f3, tots els propietaris estaran en l&#8217;obligaci\u00f3 d&#8217;acceptar l&#8217;acord.<\/p>\n<p>Els propietaris dels baixos o locals comercials hauran de pagar la <a href=\"https:\/\/www.eninter.com\/nueva-instalacion-ascensor.php\">instal\u00b7laci\u00f3<\/a>, ja que es tracta d&#8217;una millora en comoditat que suposa una major valoraci\u00f3 de l&#8217;edifici si es decideix vendre l&#8217;habitatge. Pel que fa a les quotes de manteniment, dependr\u00e0 de l&#8217; acord al qual hagin arribat ja que en realitat no necessiten utilitzar-lo per accedir als habitatges i locals.<\/p>\n<p>Els duels del baix poden estar exempts de <a href=\"https:\/\/www.eninter.com\/blog\/pagar-ascensor-si-vivo-en-el-bajo\/\">pagar l&#8217;ascensor<\/a>?<\/p>\n<p>Si s&#8217;arriba a un acord, els duels de baixos s\u00ed que poden estar exempts de les despeses ordin\u00e0ries de l&#8217;ascensor, per\u00f2 no poden deslliurar-se de les despeses extraordin\u00e0ries. El cert \u00e9s que fins ara hi ha hagut molt conflicte al respecte, havent fins i tot d&#8217;arribar al Tribunal Suprem per crear jurisprud\u00e8ncia que aclareixi aquest aspecte.<\/p>\n<p>Aix\u00f2 s\u00ed, si no hi ha una cl\u00e0usula que els alliberi de les despeses, se&#8217; ls pot obligar a participar en les despeses de l&#8217; ascensor encara que no l&#8217; utilitzin ni ho necessitin, ja que la no utilitzaci\u00f3 d&#8217; un servei no eximeix de complir les obligacions de la llei al respecte. Es tracta d&#8217; una q\u00fcesti\u00f3 en la qual s&#8217; han de valorar diferents aspectes.<\/p>\n<p>Per tant, concloem:<\/p>\n<p><strong>SI S&#8217; APROVA LA INSTAL.LACI\u00d3:<\/strong> Ho han de pagar tots els ve\u00efns, tant la instal\u00b7laci\u00f3 com el manteniment en el cas de ser despeses extraordin\u00e0ries.<\/p>\n<p><strong>LES DESPESES DE MANTENIMENT:<\/strong> Per norma general, els pagaran tots els propietaris amb l&#8217;excepci\u00f3 d&#8217;aquells casos en qu\u00e8 s&#8217;arribi a un acord perqu\u00e8 els ve\u00efns que no utilitzin l&#8217;ascensor quedin exempts.
